Rental Policies

Policies extend to all of our rental properties and tenants.  Regarding pets, please see pet policy page.

Leases & Security Deposit
  • Upon an accepted application, security deposit equal to one month's rent is due prior to move-in. 
  • Initial lease terms are 1 year with a 60 day notice.
  • Leases can be renewed for an additional year after initial expiration. 

Repairs & Maintenance
  • Whenever possible, we will give you at least 24 hours notice for all entry needed for repairs.  The exception to this is for emergency situations that may require immediate attention. 
  • When notified of a repair that is needed, we will tend to it as soon as possible to avoid further damages.  
  • Please note, if there is any damage to your personal property from a storm, wind gust, leak, etc. it is up to you to cover the loss.  It is important that you carry your own renters insurance to guard against any personal property damage; our landlord policy does not cover your belongings. 

Water & Utilities
  • Utilities and cable are the responsibility of the tenant, with the exception of water.  
  • The water bill, up to $75 is included in your monthly rent.  If the monthly water bill is over $75, we will notify you for the difference. 

Rent & Late Payments
  • Rent is due by the 1st of the month to the P.O. Box. 
  • Late fees are assessed if rent is not received by the 5th of the month (regardless of weekend or holiday).  The late fee is $50. 
  • If rent is not received by the 9th of the month, the late fee increases to $75.
